How Can I Increase My Vertical Leaping Ability? 3 Easy Exercises To Do At Home

Here are 3 easy exercises and one technique that you can do in your own home to get you on your way to increasing your vertical leap.

1) Double Calf Raises - Now these are different than just going up and down on your tip toes. When you get to the top, go ahead and force yourself to get that extra inch by getting on the tip of the tip of your toes. Do a hundred of those three times a week while you’re in the shower. If you want to really challenge yourself, do them on the edge of the curb in the front of your house.

2)Switch Sky Lunges - Get into the lunge position (one leg forward and one leg back, with the front leg bent and back leg straight). It is very important that the leg in front is bent as far as you can go and the knee is directly above the toe and not extended in front of it. Also, the back leg needs to be straight. Now reach both hands straight up to the sky. Jump up and alternate feet and land very softly. Do about 3 sets of 20 three times a week. This does not have to be done fast. Form is the most important thing here.

3)Super Squats - Start in the squat position with your hands touching the ground on the sides of your feet while looking up. Jump as high as you can while reaching to the sky with your hands and bring your knees up to your chest. When you land, make sure you land softly and slowly lower yourself to the starting position and then repeat. Do 3 sets of 10, three times a week.

Now these exercises to your vertical leaping ability are really going to give you a workout and a burn in your legs. It is very important that you only do these three times a week so you can give your muscles a change to rest and repair which leads to increased strength.

Now the technique that I’m going to share with you is somewhat technical and takes a little concentration. The best thing to do is to have someone watch you closely to critique you or video tape yourself and look at it closely.

Pick a target height (usually a spot on the backboard or the rim). Start about 10 feet back and jog towards your target. First, Place the heel of the take off foot on the ground for take off (most people put the ball of the take off foot down - biggest mistake). Next, drive the knee of the other foot and the elbow of the same side upwards simultaneously with great force up towards target. Do this about 20 times twice a week.

This technique seems very simple, but takes some consistent concentration, and if you can make this technique habit, along with doing the other exercises faithfully, you will see a serious increase in your vertical leaping ability.

The only way this won’t work is if you give up. You have to stick with this for at least 60 days to see an improvement. Many people get discouraged because they don’t see an immediate increase in their vertical leaping ability.

10 Excuses For Not Approaching Women!

This probably is the most overly discussed topic yet the most important topic. I was coaching this student last night. He told me he was real afraid Home equity line of credit approaching women and in his mind he cannot attract beautiful women. I asked him to write a list of things he is afraid of. When we discussed Car insurance price quote list it was obvious that his fears were nothing but excuses. In fact for a long time I labeled my excuses as fears as car for donation But now I know that most of your fears are mere excuses or myths and aaa auto insurance quote you do not push yourself to face them you will spend most of your life hurting. So one more time I am listing some of these excuses here from my book “Social Mastery”. Hope you read them and make a commitment to get rid of your excuses, take action and approach those beautiful women. Make a promise right now to approach two women today after reading this post.

Here are some excuses or internal conflicts that prevent us from making the move:

1. I am not good looking.

Most guys are not good looking, and most women are more attracted to personality than looks. In fact, good looks in men has its own set of challenges. They come across as players and women don’t trust them. I cannot tell you how often I have to bring my value down when I am not even good looking. If you display qualities that women are attracted to , nothing else matters. Remember Seal marrying Heidi Klum! Do I need to say more? So you know there are factors other than looks that can get you the Woman. In fact, these other factors are what get you the woman MOST of the time.

2. Everyone will laugh at me when I get rejected.

Only if you act rejected. No one knows you got rejected unless you leave the set crushed. When a set ends or you get rejected, be a man, smile, shake hands, and say it was nice talking to you anyways, have fun and leave with a smile on your face. Besides, women usually are very polite when they reject you. And if they do, NO BIG DEAL! Everyone including me gets rejected.

3. She probably has a boyfriend.

She probably does, she probably does not! And it means nothing. She might be dating him to land that role she has been dying to get or because she has not met anyone like you yet but she does not want to come across as a loser by being single. I could publish a whole book with stories of women leaving their boyfriend and husbands for someone else.

4. That guy is probably her boyfriend.

Only way to find out is by approaching her. If he is her boyfriend, he won’t kill you. Remember, 8 out of 10 times the guy will be her friend because women do not go out alone and they feel more secure with a guy to prevent the losers from approaching them. In fact, approaching a woman who is with guys raises your value. You have to be a confident, ballsy guy to be able to do that.

Recently, I was with a student. I sent him to open a set on the dance floor. This woman was with three guys. I was at a distance when he opened the set. Five minutes later I saw him surrounded with three guys and I thought he needed help. I walk into the set and find out that these three guys are traveling from Europe and that woman was with them. In a short time, they had become good friends with my student and also ended up telling him that she was single and that he should make the move. Now I have to admit, had I realized early on that she was with three guys, I probably would have not sent this student to open her, this being his first time in the field, but then I would have done a huge disservice to him. Valuable lesson learned! Go open and don’t worry about dynamics. Let it play out! You’ll be surprised!

5. She will think poorly of me if I approach her. I will lose value for approaching her.

Au contraire. She will have more respect for you for approaching her than not approaching her. After all, they go out themselves to meet men. I was once recording live pick up in a bar. A group of women approached me. We had a discussion on this and they agreed that they would rather have guys approach them then not approach them. In fact, can you imagine how crushed they will be if no one approaches them! You are only respecting them by approaching them. They know it and will only confess it to confident men.

6. She spotted me with other girl.

Congratulations! You have real high value in her eyes! Women love a man that other women want as well. That is why all the rock stars get laid all the time. In fact, you will lose value if you don’t flirt with other women. One of my ex-girlfriends confessed that she would always let her boyfriend flirt with other women because it increased his confidence and her jealousy level which resulted in good sex. No need to apologize for being sexual!

7. I don’t have much to say.

Not after reading my book “Social Mastery” and doing the exercises I ask you to do! You will have enough material to use. And if not, you will create it while in action. Start the conversation with high energy and se the magic unfold. Your high energy will automatically drive the conversation in the right direction.

8. She is sitting in the corner by the wall.

Good news-seduction will be easy. You don’t have to look for an isolated corner and this will also ensure less distraction. Also, if she is sitting in a corner, chances are she is shy, so you will need to do more talking at first. It also means she has not been approached much that night. It also means she will thank you for helping her have fun or she would have been bored the entire night. I cannot insist any stronger than this: WOMEN ARE DYING FOR Montana Lemon Laws TO APPROACH THEM! THEY WANT THE SAME THING YOU DO! So be a Man and seduce her. She will thank you for that!

9. I am not in the mood.

Excellent-go and talk to her to get out of the gloomy mood you are caught in. And for Christ sake, stop making the damn excuses!

10. I’ll start tomorrow.

There is no tomorrow! Back when I was going to school in New Jersey, I was living in a town house. We were four guys and four girls in the house. I was very attracted to a girl and initially she was attracted to me as well. One night there was a senior party. She asked me if I was coming and “I was not in the mood”. There was tomorrow to seduce her. My roommate ended up making the move at her while partying with her. I was pissed the entire night hearing him having sex with her. AND REMEMBER TOMORROW YOU WILL AGAIN SAY “I’LL START TOMORROW!”

I can only give you advise, I cannot make you go and do what you are supposed to do. Need motivation? The sooner you start your journey, the sooner you will reach your destination. Everything else can wait!

RULE:

From now on, anytime you have an excuse as to why you should not approach the woman, you have to approach her just to prove yourself that you were not making an excuse.

Mortgage Broker Training Article - Easy Realtor Leads

Here’s a familiar story in every mortgage broker’s personal experience: How many times have you worked your fingers to the bone to get an appointment, met with the agent who promised to give you business, only to never hear from this individual again? Or maybe you do hear from this individual again, but he/she always has an excuse as to why the business is not forthcoming? It seems that most agents over-promise and under-deliver every bit as much as many mortgage brokers do. What do you do? What exactly is going on here? If you’ve participated in any of my free conference calls, then you know what my theory is in this situation. Lowest mortgage rate finance will touch briefly on this, and then we will discuss a marketing strategy that will help you overcome this situation.

Let’s begin with the why behind the situation. When a realtor promises to give you business, how many potential outcomes are there? Either he will or he won’t? What can cause the agent to not send business? One answer is that he/she could commercial van insurance an agent who closes very little business and legitimately has nothing to give. If this is the case, then you need to ask yourself, why are you spending time with agents who have nothing to give in the first place?

The second answer is that the agent told you that business would be sent simply to get you off the phone or to get you out of his/her hair. Finally, the last possibility is that the realtor has had second thoughts or is hesitating to use you because the potential reward has not exceeded the risk of using an untested mortgage broker thus far. The last possibility is the one that most mortgage brokers run into time and again.

So now the question is, what do we do about this? Well, I had a marketing plan that was not only simple and cheap to implement, but it also allowed me to identify who was giving me legitimate excuses and who was blowing me off. The marketing plan was simple. I provided Just Listed and just IRS tax lawyer postcards for my agents in addition to open house flyers customized with attached reports. On this surface this does not sound like much does it? Here is how it worked.

Every time I give an office presentation I log into the MLS (If you do not have MLS access, then you need to either get it, or partner with a title company who does have it.) and identify the agents who have deals in process. I would then download the agents’ photos to my desktop along with photos and information on the home I targeted. I would prepare a sample Just Listed or Just Sold postcard along with an open house flyer customized with each agents information and respective listing or sold property. I would bring these with me to the presentation and distribute to every agent as a sample of the services I can provide.

These cards and flyers cost me nothing since I prepare them in-house, and the only cost is the 3-4 dollars it cost to get the post cards cut at Kinko’s. As soon as I finished passing the materials out I would also point out the contact information included. The contact information was from agents who already participated in the program who were willing to give live testimonials describing the success of the program. The average agent who participated closed an additional 4-5 transactions per year because of these little cards. This may not seem like much, but let’s look at the numbers.

The average closing in North County of my vicinity is about 150-160,000. If the agent is getting full commission, then we are looking at 6-7%. Let’s take the smaller number of 6%. At $150,000 for an average transaction calculated at 6% the average agent can attribute $36,000 - $45,000 in additional income per year to these little cards. (NOTE: Please make certain that you comply with all RESPA laws.Remember, even paper and toner can be viewed as giving something of value in exchange for leads. Please take the time to review www.gogetloan.com and view the section “Respa Updates.” If your postcards are sharing advertising space 50/50, then the investment from both parties must be shared 50/50. If you provide the cards ie: toner, card-stock etc, then the agent is contributing by paying for postage.)

Once the life insurance estimates takes its cut the agent can still enjoy an additional 2-3 thousand dollars per month in income for something I do automatically for them. The beauty of this program is that I do not offer it to just anyone. Once the agents are aware of the program, I will follow this touch point each week: Monday: By 9:30 A.M. every agent will get a phone call from me welcoming them to a new week full of possibilities. I will let the agent know that I am prepared to deliver any just listed or just sold postcards to the office for any new listings or sold properties. I will also offer open house flyers while I am at it. If the agent asks for Just Listed cards then I know there is obviously a new client involved. Since I know this, and the agent is aware that I know of this new client, the excuse of “I have no clients to give” is not going to cut it.

An average Monday would result in 20-25% of the agents on the list requesting some sort of marketing material from me. Wednesday: Every Wednesday a motivational email is sent out to all of my agents. This article had to meet several requirements. It had to be directly related to sales or real estate. It had to be personal, and it had to be interesting. No fluff will do here! Friday: On Friday the agents will get another call from me. While this may seem to be excessive from an outsider looking in it is not. See, many agents will now be preparing for open houses over the weekend, and broker opens for Monday and Tuesday.

Once again I will typically pick up several more orders for open house flyers and neighborhood reports at this time. Now that we know when and how to implement these touch points, let’s throw a few more details into the mix. When I contact these agents on the phone, what is happening? They are telling me about their new deals. Of course, as I am offering to provide these marketing materials I am also asking if I can provide a preapproval, or run a credit check on the client to make certain that we are not just spinning our wheels with an unqualified buyer or seller.

By letting the agents contact other realtors I work with early on for live testimonials I am also demonstrating that I understand that I need to provide real world evidence as to my abilities instead of just expecting the agent to risk credibility and paychecks by using an unknown entity. It’s one thing for me to tell the agent I’m good. It’s another thing entirely for a third party to say I’m good. If you want to get creative how about creating your own “testimonial business card?” Just a thought. Ok, so while you are making these calls and sending these emails every week you will begin to notice a pattern. Some agents will look forward to your calls and have their orders prepared in advance while others will habitually avoid you.

Just to make certain that the agent is avoiding you as opposed to running a conflicting schedule you will want to try and track this person down and schedule a better touch-point each week. If this still doesn’t work then you will know when it is time to move on. Those who are co-operating will be the agents you want to focus on. Of course, before beginning any of this process I want to remind you that it is important to laser focus your efforts on agents who are at least performing at a level that is profitable for you to invest your time and energy with. If you begin offering these services to just anyone, then you risk running yourself ragged.

Once you begin moving the relationships forward, you will want to place a pick 1 agent from each office that is progressing nicely. Explain to the agent that: “it takes plenty of my time and money to deliver the materials to your office each week. The time that I spend offering and delivering these valuable services could be spent marketing and advertising for myself. The fact that most of the agents I work with appreciate what I offer, and reciprocate in the form of clients and leads has allowed me to continue with these programs. I would find it immensely helpful if you could recommend just 1 additional agent in your office that has a similar “go getter” work ethic as you do. Could you perhaps introduce me and my services to this agent this week?”

This would allow me to consolidate the number of agents and offices I am working with and add additional valuable services to what you are already enjoying.” The idea of course is to use the existing relationship to leverage into another warm introduction. The benefit to the agent is that you will offer this service to someone else in the office as opposed to a competitor. The idea of helping agents with time consuming services such as postcards and flyers has been around for years. The way that you run the program, and introduce the service cost u less auto insurance is what will determine if you are successful or if you will fail. Consistent follow-up is the name of the game, and this service will give you an excuse to follow up every single week.

Once you have established the relationship and the agent is consistent with orders, you will of course want to reduce the number of contacts per week. The last thing you want to do is become a nuisance. Once the business is flowing I recommend that you allow the agent to place orders via email or fax, and limit yourself to 1 phone call per week in regards to the requests. Day Trading and the Pattern Day Trader Rule

Flipping in and out of stock may be a great way to scrape small profits off price dips and swells, but unless your stock portfolio account has an equity and cash position of at least $25,000, you will run afoul of the pattern car insurance qoutes trader rule.

The pattern day trader rule limits your ability to buy and sell the same stock in the same trading day, unless your account portfolio has a cash and stock value of at least $25,000.

This is just one additional hurdle you need to jump before getting involved in penny stock day trading. This rule stipulates that you must have at least $25,000 in cash or stock value in your portfolio to student loan consolidation program in and out of the same security on the same trading day.

Generally, an online broker will allow you to “get away” with one or two trades per week on what they call “both sides of the market,” but they could theoretically reject your order requests at any time.

When I was first starting out in this business I had about $5,000 in my account. I came across a stock that was moving up and down in intraday trading and decided to try flipping the stock a few times.

After my third buy and sell transaction that day, I received an alert from my broker. It notified me of the pattern day trader rule, and suggested I deposit $20,000 into my account to meet SEC guidelines.

Right. I had $20,000 setting around looking for a home.

My subsequent attempts to trade on both sides of the market were met with “Cannot accept this order” type messages.

What Exactly Is This Rule?

According to the SEC, a day trader is any trader who buys and sells a particular security in the same trading day and does this four or more times in any five consecutive business day period.

Here’s a more legal way of saying basically the same thing:

A pattern day trader is defined in Exchange Rule 431 as any customer who executes 4 or more round-trip day trades within any 5 successive business days. If, however, the number of trades is more than 3 but is 6% or less than the total number of trades that trader has made for that five business day period, the trader will not be considered a pattern day trader and will not be required to meet the $25,000 criteria for a pattern day trader.

More Legalese

According to http://www.patterndaytraderrule.com, this rule is, “this rule applies to anyone who buys and sells a particular security in the same trading day (day trades), and does this four or more times in any five consecutive business day period. A pattern day trader is subject to special rules. The main rule is that in order to engage in pattern day trading you must maintain an equity balance of at least $25,000 in a margin account.” Please visit the site referenced above for a complete legal description.

Now that you know more about this rule, you could technically make a few day trades each week without violating SEC rules. However, some authority has been given to online brokers to judge your trading patterns, which could lead to being labeled as a day trader, despite your efforts to trade within the non-pattern day trading rules.

You should also be aware of the “five consecutive business day” comment above. Apparently, the clock does not reset on Monday morning. If you placed several day trades on the previous Friday, these may be a part of the same five day period on Monday.

Why Is There A Pattern Day Trader Rule?

In general terms, the investment community and the Security and Exchange Commission felt the popularity of day trading was causing Viagra retail traders to lose too much money in the marketplace. In an effort to curb the day trading mania, they decided a trader should have a minimum account balance before being bale to practice this trading strategy. I guess they figure if you are worth $25,000, you have the knowledge and experience to flip stocks.

I have a different opinion on this. Yes, the SEC may have had your best interests in mind, but I believe (unfounded opinion here) that the institutional investors resented the range bound trading of stocks due to flippers constantly scraping tiny profits off a stock’s movement. Imagine a stock is rallying on good news. As the stock rises in value the flippers come into the market. A flipper’s mentality (us day traders, that is) is to sell quick, thus deflating the asking price in our hurry to sell out and move along with our small profits.

Flipping can frustrate a stock’s move up, which drives the institutional guys wild. Due to their position sizes in a given stock, they cannot move in and out of the stock as quickly as retail traders. When you look at all the money invested in the stock market, keep in mind that about 80% of it is controlled by institutional investors. These are predominantly the mutual funds, pension funds, and insurance companies.

Remember the old saying, “he who has the gold, makes the rules?” Because of their sheer size, the institutional investors get to make the rules-the pattern day trader rule.

What Can I Do About This Rule?

I despise most rules, and see some of this governmental meddling as a slight on the capitalist system. But, I’ll save those comments for my college term papers.

The pattern day trader rule may be helpful to some of you. As you build your account value to meet this requirement, learn how to trade and profit on swing trades. Tips For Roasting Coffee Beans

Roasting coffee beans really is not a difficult task and, fortunately, the results are often as good as the professionals.

There are many types of roasters available and, although not as luxurious as designated roasters, a simple skillet or popcorn popper can be used as an alternative. It is important to always start with very clean equipment, though, regardless of what type is selected. Nothing spoils the authentic taste of coffee like that of butter of fish oils.

Lighter roasts contain slightly more caffeine than darker roasts, but the darker roasts lack the acid taste of the lighter style. Of course, be sure to use quality beans!

The beans should be heated to a temperature between 460 and 530 degrees Fahrenheit, so be ready for some smoke which can be easily taken care of with the stove top exhaust or even a small fan. In addition to the smoke, there will be an odor that occurs with the roasting process so your first time should probably be done when no one is at home and the windows can remain open for a time.

Place the beans in the roaster and turn up the heat, but be sure to temporarily disable the in-home smoke alarms. Some roasters come with a built-in thermometer, but you will need your own if you are roasting with a frying pan. Thermometers made for candy making work well.

During the roasting process, the green beans will first turn a yellowish color and, ultimately, a brown. But, how brown depends on how dark of a roast you prefer which is always on an individual basis.

As the beans being to heat, a moisture of oil and water will put pressure on the bean surface so that you may hear a loud crack. This is perfectly normal, so do not worry. You will hear this sound after four to seven minutes of heating, but be sure to stir every thirty seconds during this time.

As the roasting continues, the sugars inside will eventually start to caramelize but the extent of caramelization that occurs is, again, an individual preference. Check the color about every thirty seconds.

If you roast long enough, you will often hear a second loud cracking sound. At this stage, the beans will be fairly dark and, perhaps, overdone for some tastes. Regardless of preference, any longer beyond this second crack is really just burning which is usually too harsh for the palate of most.

Pour the beans into a colander to cool and then agitate the beans. You will need some method to detach the chaff produced during the roasting process. One option for removing this layer of “skin” from the bean is a mesh cooking screen.

To find the perfect flavor for your tastes, it is a good idea to experiment with several batches of varying times and darkening. Keep in mind that the heat trapped in the bean will continue to cook the bean for sometime, so try to stopping just slightly before the desired result. Soon, you will have perfectly roasted beans ready to make a fresh, delicious cup of well-deserved coffee or cappuccino!

In my ‘un-biased’ opinion, the crockpot / slow cooker
is one of the most convenient and easy to use appliances
in my kitchen. The time savings features of the
slow cooker and the delicious dinners Taramist have
resulted more than offset any minor drawbacks.

Before I list my top reasons why the crockpot is the
most useful appliance in any kitchen, I will list
a few of the areas where it does not perform as well.

- Large cuts of meat send me the card as boneless prime rib or
leg of lamb are still best when oven roasted.

- Except for stews and chowders, the slow cooker
does not cook fish very well.

- The slow cooker collects a lot of the juices
since the steam does not Gieewlvxqj during cooking and these
juices can become diluted and watery, which can affect
the flavoring of the food.

- If not careful, a slow cooker can overcook food -especially
some of the more tender meats and poultry.

These drawbacks are relatively minor compared to the
positives which I will list now.

- The slow cooker needs virtually no tending while
it cooks, freeing international conference call up to do other chores or recipes.

- The slow cooker will tenderize less expensive, tough
cuts of meat and make great stews out of them.

- The slow cooker allows you to be out of the kitchen
for extended periods of time -sometimes even all day.

- Burning your food is rarely a problem. The slow cooker
will make many dishes for you better than any other
appliance -especially those that tend to stick to
the bottom of a pan.

In my opinion the slow cooker is one of the most
under-utilized and yet superior of kitchen appliances.
When used for what it does best, you will find that you
are able to prepare great dishes in less time than you
though possible!
